Introduction
In recent years, our client has built up a portfolio of approximately 600 properties in the Randstad. This portfolio consists mainly of carefully transformed office buildings into high-quality apartments, supplemented by a portion of newly built homes. With a view to optimizing their financial strategy for the coming years, Asset Partners was engaged.
Client goals
During the preparatory phase, it became clear that our client had two main objectives. They were looking for a financing solution that made it possible to achieve:
(i) long-term financing on favorable terms. Our client was looking for a lender who would provide long-term investment financing on better terms than the current lender.
(ii) recapitalize a portion of the equity. Our client was looking for a financing offer that allowed a portion of the value created to be paid out as dividends.
Activities
Asset Partners initiated pre-deal due diligence. This included evaluating available information on the property portfolio and reviewing existing business plans. In cases where improvements were needed, we worked with the client to enhance this data according to the standards accepted in the international financing market.
This formed the basis for the financing memorandum we prepared, which was used to organize a competitive tender among domestic and foreign banks and institutional investors. From this process, a German bank emerged as the preferred partner. Asset Partner supervised the entire process up to the closing and disbursement of the funds.
Result
The collaboration resulted in a refinancing of existing loans and a large portion of equity. This enabled our client not only to obtain a long-term financing solution with favorable terms from a new lender, but also to use the freed-up funds for new investment opportunities.
