Introduction

Our client is a foreign investment company and operates in several countries in Europe.

Their real estate portfolio includes more than two billion in investments.

The client had initially sought suitable financing for their acquisitions in the Netherlands through a consultant in London. As this did not produce the desired result (in a timely manner), Asset Partners was engaged.

Client goals

The client had purchased an office portfolio in the Randstad area in several transactions. Part of it had already been purchased and fully financed with equity and part of it still had to be purchased. For the purchase and recapitalization of the fully equity-financed part, our client was looking for an non-amortizing loan on a conservative leverage levels.

The client was looking for a capital partner who, given the ambitions and structure of the fund in which the properties were purchased, was flexible and, like the client, attached great importance to ESG objectives. In addition, the transaction had to be completed in a very short time frame.

Activities

The initial work involved surveying the client's requirements and analyzing the property portfolio. Because the client had their information materials and financial models very well prepared, this phase could be completed quickly.

Based on our client's already available information memorandum, we prepared a brief teaser in order to use it to gauge interest among financiers and map it out for our client. The full information memorandum was then shared with a select number of financiers that best suited our client and its requirements.

From the offers received, a German bank was finally selected as the best suited lender. The terms were exclusively negotiated and the transaction was subsequently completed. Asset Partner supervised the entire process up to the closing and booking out of the funds. During the closing process we paid particular attention to the (loan) documentation to make it as suitable as possible for our client and to align it as much as possible with other financing arrangements in their portfolio to keep it manageable.

Result

Our work resulted in the desired financing within the tight timeframe our client had in mind. Because of our thorough knowledge of the local financing market, we knew in advance which financiers would be interested and were able to receive indicative financing offers from multiple lenders in a short time frame and subsequently close transactions.
